RAVENNA TOWNSHIP PLANNING COMMISSION
PUBLIC HEARING AND MEETING
MINUTES
AUGUST 7, 2014
A meeting of the Ravenna Township Planning Commission was called to order on Thursday, August 7, 2014 at 7:00 p.m. by Chairman Jack Link. Members present were: Link, Roger Peacock, Stanley Wagner and Elmer Hoyle. Mike Gillard was absent. Zoning Administrator Tony Zaidel and 14 people were in attendance. Pledge to the flag was led by Jack Link.
Motion by Link, support by Hoyle to open Public Hearing. Motion carried.
Purpose of the Public Hearing was to present and discuss 2 Special Use Applications that have been received.
1. Jim Pulte – Mr. Pulte presented his Special Use Application to split 3 acres off of an 80 acre parcel to construct a new residence and remove the old existing residence. Questions were asked regarding the location of the new residence and also as to when the existing residence would be torn down.
- Nate Grzybowski – Mr. Grzybowski presented his Special Use Application to split 1 acre off of the parent parcel to construct a new residence. Questions were asked regarding how much land was needed to complete a split. Ordinance states that 1 ½ to 5 acres are needed.
Public Hearing closed at 7:19 p.m.
Chairman Link reopened the meeting – Motion by Wagner, support by Hoyle to approve minutes from the Planning Commission meeting held July 8, 2014. Motion carried. Agenda was approved as presented.
New Business: Special Use Application from Jim Pulte was discussed. Motion by Peacock, support by Hoyle to approve 3 acre split off from the 80 acre parcel with shifting the line to the North approximately 50 feet with the stipulation that an occupancy permit will not be issued for the new house until the old existing house is removed. Motion carried. Special Use Application from Nate Grzybowski was discussed. Motion by Peacock, support by Wagner to approve split of approximately 3 Acres off from the parent parcel to square parcel to be 400 ft. x 400 ft. Parcel begins on west boundary line. Motion carried. Paul Privacky presented a boundary line adjustment for property owned by John VanDenBrink. Motion by Wagner, support by Hoyle to approve boundary line adjustment to incorporate 6 ½ acres for agricultural use. Property adjusted onto adjoining parcel retaining same ownership. Motion carried.
Unfinished Business: Motion by Hoyle, support by Wagner to bring Ritz boundary line adjustment request off the table. Motion carried. Motion by Wagner, support by Hoyle to approve boundary line adjustment of 85 feet to include agriculture building. Motion carried (Link abstained due to family involvement). Master Plan was discussed. New items will be added to the Master Plan Discussion Categories outline.
Public Comments: None.
Next meeting will be held Thursday, September 4, 2014.
